Overview

DETECs services are unique in that they employ a computerized, electronically-based moisture detection system, as well as a 24-hour monitoring facility staffed by technicians who analyze moisture readings and alert owners and property managers to water ingress.

Technology Components
The basis of the DETEC system lies in the patented technology of the DETEC 6000 Integrated Structure Monitoring System. The DETEC 6000 serves as a connection between DETEC Systems remote monitoring facility and the moisture-sensing devices installed within the building. Each DETEC 6000 unit is capable of monitoring an entire multi-family development, school, hospital or campus.

The DETEC 6000 continuously monitors data received by the Remote Zone Sensors (RZS) mounted in standard electrical boxes hidden from view in closets and utility rooms throughout the building. RZSs are strategically placed within the building to transmit data received from the moisture detectors to the DETEC 6000 system. Each RZS assigns a digital address to the monitored zones within its jurisdiction, enabling the computerized system to pinpoint and report the exact location of water intrusion.

System Sensitivity
DETECs moisture detection tape is a water sensing device installed inside the building envelope in areas prone to water intrusion (i.e. window sills, vent hoods and chimneys). The tape utilizes flat copper conductors and stainless steel probes driven into the monitored wood components to track moisture levels of the structures interior environments. When the copper conductors are dampened or the moisture absorption levels monitored by the probes exceed a predetermined safe level, an RZS is triggered. The RZS then sends an alarm signal to the DETEC 6000 identifying the location of the moisture event.

The DETEC system has been carefully calibrated to differentiate between temporary, normal dampness in the buildings interior and an ongoing moisture problem potentially causing mold growth, wood rot and long-term damage. Technicians located at the DETEC monitoring facility are skilled at analyzing collected data and determining if corrective action is required.

Certified Engineering Reports
DETEC issues certified engineering reports for all structures the company monitors. The reports provide owners and property managers with the assurance that their building is being constantly monitored. In addition, the report tracks all dates and locations of water intrusion events and may be compared to maintenance records to provide quality assurance to buyers, lenders or property insurers.
