User Group Participation & Authorities with Jurisdiction

The partners and senior staff have extensive experience with the client and public consultation processes involved with both urban planning and architectural projects. We have been very successful in assisting our clients in establishing goals and objectives within complex regulatory frameworks and satisfying the needs of user groups, municipalities, business and community groups.

We are convinced that our emphasis on participation during the programming and design phases, produces architectural and urban planning solutions that best complement owner and user needs. Clients, user groups, authorities, and the community, through interest groups, workshops, charrettes and public meetings, are continuously consulted in the determination of the design requirements.

Team Organization

Most staff members have the ability to work on all phase of projects from inception to completion. Continuity, and a thorough understanding throughout each project is ensured by assigning design teams which are committed for the full life of the project.

Long standing relationships with a number of consultants ensures both efficient communication and seamless integration into projects as required.

Communications and Technology

Located in downtown Toronto, PACE/BMI operates in a modern, fully computerized, well-equipped premises since its inception. The office is designed to efficiently address all aspects of production related to the design and completion of projects. Three dimensional modelling, renderings, and colour imaging is produced using Adobe applications, Architectural Desktop, 3D Studio and Form Z with additional rendering with Photoshop. Two dimensional construction and contracts documents are produced in AutoCAD with support documents in various text and spreadsheet formats.

Our computer network consists of modern computer workstations, laptops and LAN linked to a high capacity central server equipped with off-site back-up systems. The LAN provides high- speed Internet access to all stations. PACE/BMI utilizes a high capacity email system hosted via its pacearchitects. ca and brookmcilroy. com domains. Back-up Internet access and remote email access is provided through America On Line. All our sub consultants work on AutoCAD and are connected to our office through E-mail & FTP. Large format colour plotters, colour and black and white copiers, and facsimiles are linked to all stations providing quick in-house production of reports, drawings and display panels.

PACE/BMI is at the forefront in the design, creation, and management of internet sites as a tool for public participation and consultation and project delivery through: web hosting and web project management.

Web hosting provides web site hosting in relation to project web sites specifically created for its clients and it users. Examples of this include recent project web sites created for the University of Lethbridge (http: //home. uleth. ca/exp/) and the University of Saskatchewan (http: //www. brookmcilroy. com/camp@us/).

Web project management provides various levels of accessibility during all stage of the building process, instant information to all clients, consultants, contractor and trades, ability to upload/download view, highly secure environment.

Project Management & Contract Documentation

PACE/BMI represents over 50 years of experience in the management of complex architectural and planning projects. We have worked with methods of project delivery; conventional design / tender / construction, construction management, design / build, and build / own / transfer. We have been able to successfully adapt to many roles ranging from owners representative to specialist advisor, prime consultant to sub- consultant on conventional and fast-track projects.

We are able to provide services such as preparation of financial pro-formas, informational packages, and contract documents in support of financing, scheduling, detailing and costing.

Budgets and Scheduling

An important part of our professional services is to accurately identify and strictly control the construction cost of the building. Our general strategy is to focus-on, and adjust, the design and consultant based changes, as well as Client changes, during the pre-design and design phases to ensure costly breakdowns in communication during the construction and tendering phases can be avoided.

We also consult with local cost consultants and contractors to determine regional factors that may influence schedule and costs

Cost implications of specific components may be reviewed with the Client at any time throughout the project for life cycle costing. Our mechanical / electrical consultants can perform simulations for various equipment choices that can predict the most cost effective solutions for projects.

Calvin Brook B. Arch., M. Arch. U. D. OAA, MRAIC, MCIP, RPP

Calvin Brook is a registered Architect and planner, and is a Principal of PACE Architects and Brook McIlroy Inc.. Mr. Brook holds a Master of Architecture in Urban Design from Harvard University and a Bachelor of Architecture from the University of Toronto. Prior to the creation of PACE/BMI he was Principal of PBK Architects and Cochrane Brook Planning and Urban Design from 1997 to 2000. From 1987 to 1997 he was Project director with Brisbin Brook Beynon Architects.

With Brisbin Brook Beynon and Cochrane Brook / PBK Architects he was responsible for numerous programming, design and feasibility studies including Windsor City Center Planning and Design Study, Cumberland Terrace, Windsor Civic Square, Yonge / Summerhill Development, Windsor Sports and Entertainment Centre, London Downtown Arena and University of Waterloo Student Life Centre. Mr. Brook coordinated teams providing services in design, engineering, cost estimation, operating and revenue analysis, phasing and implementation including fund raising campaigns.

With PACE/BMI Mr. Brook has worked, or is currently working on a sports and entertainment facility for the City of Windsor, Roper Road Business Park, Three cultural pavilions for the Windsor Central Riverfront Park, Guelph Eatons Centre Redevelopment, Yonge / Summerhill Development, biotechnology research buildings for Science Park at Yale; and the University of Torontos Sunnybrook & Womens Health Centre, Dartmouth College, University of Lethbridge, University of Saskatchewan and Carleton University.

Anne McIlroy B. F. A., B. Arch., MRAIC, MCIP, RPP

Anne McIlroy is a registered planner, and Principal of Brook McIlroy Inc. and a Senior Associate with PACE Architects. Ms. McIlroy holds a Bachelor of Architecture and a Bachelor of Fine Arts form the University of Toronto. Prior to the creation of PACE/BMI she was a Senior Associate with Cochrane Brook Planning and Urban Design from 1997 to 2000, an Urban Designer & Planner with Walker Nott Dragicevic Associates Ltd from 1992 to 1997, Brisbin Brook Beynon Architects from 1990 1991, and University of Toronto Planning Office from 1988 1990.

Ms. McIlroy has fourteen years experience as an urban designer and project manager for numerous master plans and urban design projects in Canada and the United States, with particular expertise in public consultation and the development of design standards and guidelines for a variety of institutional, urban, suburban and village contexts. With PACE/BMI Ms. McIlroy has work on the Milton 401 Business Park, Windsor Waterfront Revitalization Study, and Rouge Valley Tech Park.

Ms. McIlroy is a recognized expert on issues of safety and environmental design.

Edmund Lee B. Arch., OAA, MRAIC

Edmund Lee is a registered Architect, and is the Design Architect at Pace Architects, he is also a Senior Associate with Brook McIlroy Inc. Mr. Lee holds a Bachelor of Architecture from Carleton University. Prior to joining PACE/BMI he was a Design Architect with Architects Alliance from 2000 to 2001, PBK Architects and Cochrane Brook Planning and Urban Design from 1998 to 2000, MacLennan Jaunkalns Miller Architects from 1995 to 1998, and Taylor Hariri Pontarini Architects from 1994 to 1995.

With previous firm he was responsible for the programming, design and construction for institutional, commercial, residential, and recreational projects including: 110 Bloor Renovations (Chapters/Nike), Seneca College-Newnham Campus, CityPlace Towers (CN Raillands), University of Ottawa Sports Complex, John Rhodes Community Center and Arena, Bruce County LongTerm Care Facilities, and Cineplex Theatres.

With PACE/BMI Mr. Lee is currently working on the design for three cultural pavilions for the Windsor Central Riverfront Park and architectural guidelines for the University of Saskatchewan.

Marco Pascoe B. E. S., Associate

Mr. Pascoe is a Senior Associate with PACE Architects and Brook McIlroy Inc and holds a Bachelor of Environmental Studies from the School of Architecture at the University of Waterloo. Prior to the creation of Brook McIlroy Mr. Pascoe was a Senior Associate at Cochrane Brook and PBK Architects from 1997 to

Brook Beynon Architects from 1992 to 1997. Mr. Pascoe has over 13 years experience in a wide range of architectural projects and has extensive experience in the production of contract documents and contract administration.

While at Brisbin Brook Beynon Architects Mr. Pascoe managed architectural production, project delivery, and technical aspects of commercial, residential and sports facility projects including 477 Richmond Street, Ali Sami Office Tower, Windsor Civic Square, Vancouvers General Motors Place and Torontos Air Canada Centre.

At PBK Architects and Cochrane Brook Mr. Pascoe was responsible for several master planning and architectural projects, feasibility studies, and for the technical assessment of sports, commercial and biomedical research projects. He led the team that prepared the technical assessment and preparation of RFP documents for a Multi-Use facility for the Western Fair Association as part of the first phase of a 20 year master plan. He was also part of the team which prepared the technical assessment and RFP document for the Waterloo Millennium Park for the City of Waterloo, and lead designer for the PBK design submission.

Harold Madi B. A. A., M. Arch., MRAIC, MCIP, OPPI

Harold Madi is a Senior Associate Associate with PACE Architects and Brook McIlroy Inc. where he is an urban designer & intern architect. First with PBK Architects and subsequently (firm) Mr. Mady has overseen or participated in a number of high profile and innovative design projects in Canada and the United States since 1999. These projects include the University of Lethbridge Core Area Expansion Plan, the Toronto Central Waterfront, the West Don Lands (formally Ataratiri) in Toronto;

Science Park at Yale University in New Haven, Connecticut;

Dartmouth University, New Hampshire; and the international competition for the Downsview National Park in Toronto.

Mr. Madi holds a Masters degree in architecture from the University of British Columbia and a degree in urban and regional planning from Ryerson University.

Proj: NEW HAVEN SCIENCE PARK Country: United States Contribution:

PACE Architects/Brook McIlroy Inc. are designing a 80 acre bio-medical Science Park in New Haven, Connecticut. A joint initiative of Yale University, City and State governments, the Science Park is being developed in the former Winchester factory site. The design will involve the renovation of over 900, 000 square feet of 5 and 6 storey industrial buildings from the early 1900s as bio- medical labs and associated services. The design integrates heritage and contemporary structures within an overall campus fabric of courtyards, squares, and parks.
